Perfect Fit Found for Expansion in Greater Toronto Area
Acklands-Grainger Inc. required a new distribution centre in the Greater Toronto Area. The need for a modern facility of over 500,000 square feet, with capacity for future expansion, meant there would be few, if any viable alternatives among existing buildings, and new construction would be the preferred solution. Objectives for timing and location and a strong preference for ownership of the facility in a developer-controlled land market would make for a challenging assignment.
Confirm all facility requirements, and identify all suitable alternatives, including existing buildings and development sites.
Evaluate alternative sites based on physical configuration, real estate and development costs, development timing and associated hurdles, logistics and labour force considerations, and opportunity for ownership.
Conduct an RFP process with the owners/developers of a short list of candidate sites.
Acklands-Grainger has successfully acquired ownership of a 32-acre site at Highway 410 and Mayfield Road in the Town of Caledon. The site meets all of Acklands-Grainger’s objectives, with lot boundaries set to suit the ideal facility configuration, and the added benefit of exposure to arterial roads and a major highway. The project is kicking off H&R’s Mayfield West industrial park, an important industrial development for H&R and a vital new employment area for Caledon. The involvement of Tribal Partners, a developer with a history of successful projects with H&R, was important to achieving the objective of a land purchase, coordinated with the servicing and municipal approvals required for the park and for the project. Construction of the facility is underway, with completion in 2014.
